Mission Statement

The mission of the Architectural Control Board (ACB) is to enforce Clearview Estates deed restrictions for home appearance and property use. Committee review of property owner applications for new homes and home modifications ensures harmony with the community by insuring home plans and specifications meet Covenant and the Architectural Criteria requirements.

 

Projects Which Do Not Require ACB Approval or Notification

       The following is a list of Projects that do NOT require any submission:

  • Add or change a mailbox.
  • Add an irrigation well. (as long as air pressure tank is buried or completely hidden from view)
  • Add an irrigation system.
  • Add an invisible type wire or wireless pet fence.
  • Add or replace a screen and/or enclosure as long as the frame is white or black and the screen is gray or black.
  • Add a small digital television antenna dish, equal to or less than 20 inches in diameter.
  • Make small changes to your landscaping such as adding, removing, or replacing a some trees, bushes, or grass.

 

Approval For New Home Construction or Current Home Modifications

The ACB shall consider for approval all plans, specifications, colors, and textures received as an Application Package from property owners for the construction of new homes and modifications to existing homes. A new home construction or modification project shall not commence until the property owner receives approval from the ACB. If a property owner starts construction or a modification project without ACB approval and later the project is denied, the property owner will, at their own expense, remove or change the project to the satisfaction of the Covenants.

The ACB will work with the property owner to complete an Application Package. If the Application for a project is denied, the property owner will be advised as to the reasons for the denial. The property owner may submit another partial or full Application Package for approval. Upon approval of a project, the ACB will from time to time, as necessary, inspect the project for conformance with the plans, specifications, colors, and textures previously approved by the ACB. The ACB will make monthly reports on the status of all building projects within Clearview Estates.

To make an Application select a project type from the three listed below; New Home Construction, General Home Modification, or Major Home Modification. After selecting the type of project, download and read the Instructions for procedures to be used in making an Application and then download and complete the required Form/s for submission:

NEW HOME CONSTRUCTION
 
For submission of an Application to build a new home, first read the Instructions for the procedures, then complete the required Forms and submit them with required pictures, color selection from the ACB color wheel, a site plan, and drawings to the ACB for approval.

CURRENT HOME MODIFICATIONS

If you are planning a project which will modify the exterior appearance of your property, you must first determine how the project will be classified, General Modifications or Major Modifications. General Modification Projects are relatively simple such as re-painting or re-roofing your home. Major Modification projects will probably require a Citrus County building permit and a building contractor. The state of Florida and Citrus County increased wind load requirements in 2012 and now require you to obtain a building permit for projects which were previously classified as General Modification.

Below is a list of most frequently requested projects for General Modifications and Major Modifications. Find your project type from among the projects listed below. Select your type under General Modifications or Major Modifications. Then read the Modificaton Instructions for the procedures, complete the required Form/s, and submit them with color samples, pictures, and drawings as required by the Instructions. If you can not find the description of your project and are not sure which classification, General Modifications or Major Modifications, contact the ACB for assistance.

      GENERAL HOME MODIFICATION PROJECTS

  • Install driveway or sidewalk pavers.
  • Install driveway or sidewalk concrete, with color or natural.
  • Replace a front door, a side door, or a garage door.
  • Install a fence ( 3-rail riding trail style)
  • Install a fence (to screen equipment and/or garbage cans)
  • Re-roof a home or an outbuilding.
  • Re-side a home or an outbuilding.
  • Re-paint home or outbuilding exterior.
  • Re-paint a front door, a side door, or a garage door.
  • Re-paint a trellis, pergola, gazebo, arbor, or driveway pillars.
  • Install a simple trellis, arbor, pergola, gazebo, and driveway pillars.
  • Construct wall to 24 to 30 inches high.
  • Install major or large landscape changes.

      MAJOR HOME MODIFICATION PROJECTS

  • Construct a home addition.
  • Revise your home's footprint.
  • Construct an outbuilding.
  • Install a swimming pool.
  • Install a pool solar heater (ground or roof mounted).
  • Install custom built arbor, pergola, gazebo, and driveway pillars requiring a building permit.
  • Re-side a home or an outbuilding.
  • Construct a wall higher than 30 inches.
